    Pre-work.

    Depending on the existing floor, removal could be an additional expense. Depending on the condition of your sub-floor, additional work may be needed.

    Grout lines

    Larger tiles in a small room require fewer grout lines and visually make space seem larger. With smaller tiles, remember the grout lines could make the floor look busy.

    In-floor heating

    Consider in-floor heating with your tile installation. It's a premium heating method that adds resale value.

    Chipping

    Tile floors can chip or crack if heavy items are dropped on them. Repairs typically require a professional installer — keep an extra box of your tiles for this purpose.

    Temperature

    Tile can be cold in winter (consider in-floor heating) and cool to the touch in summer.

    Sound dampening

    Tile has no insulation properties and won't dampen sound. Adding an area rug or runner helps.
